What are measurement services?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they mark the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total living area and the general layout of the home. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?

Challenging real estate taxes

Property tax records often reflect incorrect square footage because the values can come from many sources, and sometimes go unproven — which means you may be paying for more space than you own! Unless an appraiser has completed a recent appraisal or measurement service on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your property up for sale

A home measurement service will ensure that you're paid fair market value for your house. Area is one of the most important factors potential buyers examine when purchasing a home — but since these values are often approximated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has.
